Milanofiori Nord, Assago (Milan)

Milanofiori 2000 (controlled by Brioschi Sviluppo Immobiliare) is developing 218.000 sqm of GFA (Gross Floor Area) with tertiary, retail and residential permitted uses on a site of 360,000 sqm.

The Milanofiori Nord complex includes, amongst other things, offices, apartments, large and medium retail spaces, a multiplex cinema, a hotel, a fitness centre and spa.

The construction activity for the complex stems from the definitive projects which have been approved for the construction of the first 120,000 sqm of private buildings (tertiary, retail and residential) and part of the town planning works, on the basis of the detailed plan and the respective convention stipulated with the Municipality of Assago in April 2005 – which was integrated by the modification of June 2008.

The construction works of the first portion, of circa 120,000 sqm, began in April 2006 and were completed in September 2010 with the handover of the apartments designed by Studio OBR.

At the end of 2008 the first two tertiary buildings were handed over; between March and October 2009 the multiplex cinema, the fitness centre, the bookshop, the bars and restaurants and the large and medium retail spaces all opened.

The second development phase, which is currently being constructed, envisaged the construction of an office building designed by Cino Zucchi, social housing buildings designed by ABDA Botticini De Appolonia, an office building designed by Park Associati for the new headquarters of the Nestlé Group in Italy and another building now headquarters of Puma in Italy. In addition, two office buildings were built with an SLP, respectively, of 31,000, and 11,000 square meters.

Milanofiori Nord is an area designed on a human scale, with a high environmental quality, where the architecture and the landscape are closely intertwined. As well as respecting sustainability criteria in terms of its composition, technology and materials (bio construction, solar panels) the existing woodland areas will be enhanced and the biodiversity will be safeguarded. The project is therefore being developed in accordance with sustainability criteria in terms of composition, technology and materials.

The office buildings along the Milan-Genoa motorway are the most representative architectural feature, thanks also to the strong transparency created by the construction materials for the facades.
The large and medium sized retail spaces, made up of seven separate areas, are characterised by the high quality innovative design.
The residential area will feature three complexes.
The first residential portion, which is already being handed over, is secluded and protected, and is developed around an internal park and has a vertical winter garden system (bioclimatic loculi) which replaces the facade and emphasises the relationship with the greenery.
The piazza is the central feature and integrates the different functions of the new neighbourhood: it is connected to the underground (line 2) and is both a place of transit for accessing the offices, apartments, hotel and retail units but is also a pleasant place of congregation.

The masterplan was prepared by the studio Designed by Erick van Egeraat of Rotterdam, a prestigious firm of architects which is well known for its low environmental impact developments.

Leading Italian and international organizations have chosen Milanofiori Nord as headquarters or strategic branch. Among them, Nestlé Group, Accenture, BNP Paribas Group, Puma, Electrolux, Europ Assistance, McDonald’s, Milano Serravalle, Warner Bros, Italiaonline, Air Liquide, Hitachi.
Even in the commercial and food area important brands have chosen Milanofiori Nord. Among them: Leroy Merlin, Pittarosso, Old Wild West, Wiener Haus and McDrive.
